Welcome to the Dixon, Illinois TIF Website!

dixon-riverfront-tif Downtown Dixon, Illinois, and three miles of adjacent riverfront, is beginning a transformation. Anchored by a $2.5 million recreational riverfront project in the midst of the downtown area, city officials are laying the groundwork for a “riverfront renaissance” along the Rock River.

As a major incentive toward revitalization of riverfront property, the City has enacted a Tax Increment Financing District (TIF) covering much of the downtown area, along with frontage property on the south side of the river.  TIF designation allows the City to use future property tax flows to assist developers in creating new or rehabilitated housing or commercial real estate projects within the TIF boundaries.

This web site has been developed by community volunteers, in partnership with the City of Dixon, to communicate with developers who may recognize the opportunities for TIF-assisted development in a historic river town such as ours.

Dixon may be an attractive site for your residential, downtown, or commercial project because of its:
• historic downtown, riverfront, county seat ambiance
• location directly off of I-88/Reagan Tollway
• proximity to three major metropolitan areas: 
    > Chicago metro area (90 minutes)
    > Rockford (1 hour)
    > Quad Cities (75 minutes)
